Three steps, and a report you can keep.

You always know where you are, what comes next and what will be in your report.

Find the agent

Search by name, website or postcode. We show possible Companies House matches and you confirm the company you mean; we never choose one for you.

We check everything

We read up to ten website pages, automatically check both redress registers and the relevant national register, and check all six client money protection routes when applicable. Any route that cannot be completed safely becomes a guided action on the report.

Your report

You get a dated report with the source, status, reason, evidence quote and pages checked. It is private by default, shareable for seven days if you choose, and deletable with your private token.

The seven statuses, and what they honestly mean

We never say an agent is good or bad. We say what was checked and what was seen.

  • Verified — we retrieved the evidence ourselves from a permitted source and it matches.
  • Claimed — someone told us, but we have not independently confirmed it.
  • Mismatch — two sources disagree, and we show you both.
  • Not found on the pages checked — scoped precisely to what we read. Not an accusation.
  • Not independently verifiable — the source blocked us, or only a person can complete that search.
  • Not applicable — the duty does not apply, for example client money protection where no client money is held.
  • Not determinable — we cannot yet tell whether the duty applies.

What the law actually requires of a letting agent

These are the duties our checks are built around, in England:

  • Redress scheme membership is mandatory for letting agency work. The two government-approved schemes are The Property Ombudsman and the Property Redress Scheme.
  • Client money protection is mandatory for agents that hold client money, through one of six approved schemes, and the certificate must be displayed at the office and on the website.
  • Fee transparency requires agents to publicise the relevant fees payable to them, inclusive of applicable tax, on their website and at their premises.

These are three evidence categories we check; finding them is not a finding of legal compliance, and duties differ by nation. Where we could not find one, the agent may simply have published it somewhere we did not read — which is exactly why our wording is scoped to the pages checked, and why you can send us a correction.
